Getting a mortgage can feel overwhelming, but it becomes simple when you break it into steps. Here's what to expect from your first conversation to the day you get your keys.

  1. Step 1

    Find Out How Much You Can Borrow

    Before you start touring homes, it helps to know your price range. We'll look at your income, debts, credit and savings to see what you can comfortably afford, not just the maximum a lender might approve.

    The result is a pre-approval letter. It shows sellers you're a serious buyer and helps your offer stand out. It also gives you a clear budget so you can shop with confidence.

  2. Step 2

    Select the Right Loan Program

    Next, we'll compare loan programs side by side: conventional, FHA, VA, USDA or jumbo, and fixed or adjustable rates. I'll show you the monthly payment, cash needed at closing and long-term cost of each.

    As Certified Mortgage Planning Specialists, we look at how each option fits your bigger picture, including how long you plan to stay, your savings goals and your future plans.

  3. Step 3

    Apply for a Loan

    Once you have an accepted offer, you'll complete your full application through our secure online portal. You'll upload documents like pay stubs, W-2s and bank statements, using our application checklist as a guide.

    Within three business days you'll receive a Loan Estimate that spells out your rate, payment and closing costs. This is also a good time to lock your rate.

  4. Step 4

    Begin Loan Processing

    Now your file goes to work. We order the appraisal and title work, verify your income and assets, and send everything to underwriting for review.

    The underwriter may ask for a few more documents. Respond quickly and avoid big changes like new credit cards, car loans or job changes until after closing. We'll keep you and your agent updated every step of the way.

  5. Step 5

    Close Your Loan

    When your loan is approved, you'll receive a Closing Disclosure at least three business days before closing. Review it carefully and compare it with your Loan Estimate.

    At closing you'll sign your documents, bring your funds and receive your keys. Congratulations, you're a homeowner! We'll still be here after closing whenever you have questions.
